Owner Statements and Rent Disbursements<\/h2>

Owner income statements are issued monthly and annually. Collected rents are disbursed to owners on the 15th of the month<\/strong>. Any rent collected late is distributed within 15 days after the rent is collected.<\/p>

Maintenance and Owner Approvals<\/h2>

PPM may authorize routine repairs up to $350 per repair or incident<\/strong> without prior owner approval. Routine repairs above that amount require owner approval.<\/p>

In an emergency, PPM may exceed this limit to protect people or prevent further damage, then notify the owner.<\/p>

The repair approval limit is separate from the minimum property reserve of $350 per door.<\/p>

Property Inspections and Owner Reports<\/h2>

PPM inspects properties once a year at lease renewal or tenant turnover and provides an inspection report to the owner.<\/p>

Owners who request semiannual inspections can add a six-month inspection and report for $75<\/strong>.<\/p>

This is a general visual inspection of conditions the inspector can see. The inspector does not get onto the roof or enter crawlspaces.<\/p>
