Our primary focus is single-family homes, duplexes, triplexes and fourplexes, with no minimum monthly rent. Have a larger residential property? Contact us to discuss its needs and whether we can put the right management arrangements in place. Properties must meet applicable city and state minimum standards to be rented out.
Owner Statements and Rent Disbursements
Owner income statements are issued monthly and annually. Collected rents are disbursed to owners on the 15th of the month. Any rent collected late is distributed within 15 days after the rent is collected.

Maintenance and Owner Approvals
PPM may authorize routine repairs up to $350 per repair or incident without prior owner approval. Routine repairs above that amount require owner approval.
In an emergency, PPM may exceed this limit to protect people or prevent further damage, then notify the owner.
The repair approval limit is separate from the minimum property reserve of $350 per door.
Property Inspections and Owner Reports
PPM inspects properties once a year at lease renewal or tenant turnover and provides an inspection report to the owner.
Owners who request semiannual inspections can add a six-month inspection and report for $75.
This is a general visual inspection of conditions the inspector can see. The inspector does not get onto the roof or enter crawlspaces.
Management and Leasing Fees
- Monthly management, based on monthly rent:
- 8% for rent below $2,500.
- 7% for rent from $2,500 to less than $3,500.
- 6% for rent of $3,500 or more.
- Minimum monthly management fee: $100 per door.
- New tenant placement: a fee equal to the first month’s rent.
- Existing-tenant onboarding: 25% of monthly rent.
- Lease renewal: 25% of monthly rent per renewal.
- Eviction court fee: $250 when going to court for an eviction. Filing and court fees are passed through to the landlord in addition to this fee.
- Property reserve: a minimum reserve of $350 per door.
The multi-property discount reduces the applicable management rate by one percentage point. For example, an 8% rate becomes 7%. The $100 minimum monthly management fee per door still applies. We will explain the applicable rate, service scope and management terms before you decide.
