Application Guidelines:

 

  • Each occupant aged 18 or older and individuals deemed adults under applicable law, regardless of age, must complete a separate application.

 

  • A non-refundable application fee, if applicable, must be paid by each Applicant before processing begins.

 

  • All Applicants must present valid government-issued identification. Non-U.S. citizens may need additional documentation to verify their right to live in the United States throughout the lease term, where not prohibited by law.

 

  • The application itself does not constitute a lease agreement. A lease is formed only when the Landlord and Applicant execute a lease agreement, and the Applicant fulfills all required payments.

 

  • Falsification of information on an application may lead to automatic denial, and if denied for falsifying paperwork, the Landlord may retain all deposits and fees paid.

Occupancy Guidelines:

 

  • The maximum occupancy is two persons per bedroom, with one additional person per home.

 

Age Requirements:

 

  • Applicants must be 18 years of age or older, unless deemed adults under applicable law.

 

Credit Check:

 

  • A VantageScore® credit report or similar report will be completed for all Applicants to assess creditworthiness. Security deposit levels may vary based on credit history. Some results may require further verification, and open bankruptcies lead to automatic denial.

 

Income Verification:

 

  • Combined household income must be at least three times the monthly rent for approved financially responsible Applicants. Employment and income verification may be required, and self-employed Applicants must provide tax returns.

 

Guarantor:

 

  • A Guarantor, subject to the same qualification requirements as an Applicant, may be accepted. A Guarantor must have an income of four times the monthly rent and will be required to sign the lease.

 

Rental History:

 

  • Prior evictions or outstanding debts/judgments to previous landlords may result in automatic denial.

 

Criminal History:

 

  • A criminal background check will be conducted, considering various factors. Convictions for controlled substance offenses lead to automatic denial. Landlord won’t deny based solely on arrests, and denied Applicants may petition for reconsideration.

 

OFAC Search:

 

  • An OFAC search will be conducted, and the application will be denied if any Applicant appears on an OFAC list.

 

Pet Policy:

 

  • No more than three pets are allowed per home. Certain dog breeds are prohibited including by not limited to Pit Bulls, Staffordshire Terriers, Rottweilers, German Shepherds, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, and any mix containing one of these breeds. Pet fees, rent, and deposits may apply. Assistance animals require advance written approval.

 

Vehicle Policy:

 

  • No more than four vehicles are allowed. Vehicles must be operational with current registrations. Boats and trailers require prior written approval.

 

Renter’s Insurance:

 

  • In specific markets, residents must obtain renter’s insurance for casualties. The policy should have a minimum of $100,000 liability coverage, with the Landlord identified as an Additional Insured.
